Tenant Fees when entering into an Assured Shorthold Tenancy

Holding Deposit - Equivalent to 1 Week’s Rent
All prospective tenants are advised to read the Terms & Conditions of the Holding Deposit Agreement before making a payment.

Change of Tenant - £50.00
Any change to the Tenancy Agreement requested by the Tenant after the tenancy has started - £50.00

Tenancy Deposit - Equivalent to 5 Week’s Rent (where the total annual rent for the property is less than £50,000) or 6 Weeks’ Rent (where the total annual rent is £50,000 or more)

Referencing Process

For a Long Let prospective tenants will be asked for a previous landlord, employee and/or character references, payslips and bank statements to demonstrate proof of income and suitability. Tenants will also need to provide proof of photo ID, National Insurance Number, proof of address and proof of a ‘Right to Rent’ in England through a passport or combination of passport and valid visa.

For a Short Let Tenants will be required to produce proof of address and provide either passport, national ID card or driving licence and an employment or character reference detailing why a Short Let is required.

Fees for Company Lets and Non-Assured Shorthold Tenancies

Holding Deposit - Equivalent to 1 Week’s Rent
All prospective tenants are advised to read the Terms & Conditions of the Holding Deposit Agreement before making a payment.

Reference Fee - £60.00

Tenancy Agreement Fee - £250.00

Tenancy Renewal Fee - £120.00

Any change to the Tenancy Agreement requested by the Tenant after the tenancy has started - £60.00

Check out Fee - The amount of the independent inventory clerk’s invoice for conducting the Check-out. Usually Check out fees for 1 bedroom property are £120, for a 2 bed £140, for a three bed £160 and for a four bed £170, depending on the furnishings.

 

London Estates Client Money Protection is provided by The National Approved Letting Scheme
